Roofing Update
In September of 2024, a Roofing Committee was appointed to investigate options/alternatives to Cedar Shake Roofing materials. The cedar aesthetic has been a feature of Snow Ridge’s Village identity with a majority of the homes with cedar shake roofs and the newer/larger units with asphalt shingles coexisting visually. It is apparent that cedar life expectancy is diminishing due to our mature tree setting. Cedar also poses greater fire risks caused by more frequent drought and higher temperatures. Furthermore, hand-split cedar is more expensive and with limited availability. In light of these factors, the Roofing Committee concentrated on products that would be more durable, with a Class A Fire Rating, aesthetically compatible with the cedar ‘look’, and insurable.
The Roofing Committee identified and researched two products: a synthetic, composite: Enviroshake and a dimensional fiberglass asphalt: CertainTeed Presidential Series. A review of features found both products with comparable benefits including durability, warranty, and Class A Fire Rating. The most significant difference was in cost. The Enviroshake materials and installation cost was actually higher than cedar at $47,000 for the Summit model (approx. $34.00 per square foot). In contrast, CertainTeed Presidential (with a better limited lifetime warranty) product and installation cost is $19,000 for the Summit model, less for the quads, (approx. $14.00 per square foot).
After considerable deliberation, the Snow Ridge Board of Directors accepted the Roofing Committee’s recommendation: the CertainTeed dimensional Presidential Series. It is the most sustainable, cost-effective alternative to cedar, that is fire rated and insurable without compromising our values, all for less than half the cost of cedar and Enviroshake. The Board recognizes the need to transition from cedar. While not prohibiting future use of cedar, there is a greater likelihood of diminishing return with cedar in terms of cost, availability, fire risk, insurability and resale value. The Board is working proactively to have in place reasonable standards that will enable owners to maintain their homes without having to incur the prohibitive cost of cedar or Enviroshake type products. Well maintained properties with affordable roofing features will have a positive impact on property values and ensure higher re-sale-ability in the future as well.
